PROFESSIONAL EXPERIENCE

My firm specializes in the completion of appraisal reports on existing multi-family/apartment complexes throughout Southern California utilizing the FHLMC 71B (4-Page) and 71A (8-Page) forms. Since 2003, I have completed three hundred sixty-six (366) 71B, two hundred seventy-six (276) 71A, five (5) reviews, twenty-four (24) narratives, one hundred twenty (120) single family/condominium, eight (8) 2-4 properties and twenty-eight (28) Restrictive type reports. Overall, a total of 827 reports have been completed since 2003.

In 2014 , twenty (20) 71B, twenty-four (24) 71A, one (1) 2-4 properties, sixty-eight (68) SFR/Condos, four (4) narratives and nine (9) restrictive type reports were completed for eleven (11) lenders, two (2) mortgage companies and seven (7) private clients. A total of 121 appraisals were completed in 2014.

In 2014, my company maintained the normal flow of apartment appraisals (mainly 71B and 71A forms). However, there has been a demand for consultation services utilizing the USPAP approved Restrictive type reports. Clients have requested Date of Death and estate planning purpose valuations on apartments. I am bilingual and able to obtain vital information needed from tenants for the determination of market value on the appraisals. Further, I am able to do video for clients who want presentations via YouTube. In addition, due to the current low interest rate environment, there has been a high volume of single family and condominium appraisals completed by this company.

Independent Fee Appraiser and Consultant for all types of property throughout Southern California. In addition, I was an owner and manager of an appraisal firm.

Senior Commercial Real Estate Appraiser (Class Level IV) and Assistant Vice President with Great American Appraisal Services, a subsidiary of Great American Bank, San Diego, California. Completed in-house and fee appraisals on residential and commercial properties. Numerous appraisal reports were also completed for the parent company in the State of Arizona.
